£1,495, fixed, per property.

That is our fee for the work described below, agreed before you commit and confirmed in your engagement letter. Third-party costs are separate, and they are set out here too rather than discovered later.

What the fixed fee covers

  • Reviewing your lease and title, and confirming your entitlement.
  • Identifying the freeholder and any intermediate landlords.
  • Preparing and serving the statutory notice.
  • Dealing with the counter-notice and negotiating the price with us instructed alongside your valuer.
  • The transfer, completion and registration at HM Land Registry.
  • Your online case file, and your identity verification.

What is charged separately

  • The price of the freehold itself.
  • The surveyor's valuation.
  • The freeholder's reasonable costs, where you are liable for them.
  • Land Registry fees, office copy entries and searches.
  • Tribunal or court fees, and any barrister's fee, if the case goes that far.
  • Stamp Duty Land Tax, where the purchase attracts it.

Where the other money goes

We do not quote a figure for these on a page, because a made-up number is worse than none: most of them depend on the property. What we can tell you is who sets each one, so you know what you are looking at.

Typical disbursements on a freehold purchase. We estimate these for your property at the outset and tell you before incurring anything significant.

If the work changes materially

A fixed fee is fixed for the scope in your engagement letter. If something changes the job - the freeholder disputes your entitlement outright, say, or the case goes to the tribunal - we tell you before doing the extra work and agree a revised fee with you in writing. You will not find it on an invoice afterwards.

More than one property

Each property is a separate case, with its own case number and its own fee. That is deliberate: it keeps the notices, the money and the correspondence for one property from becoming entangled with another's.

Paying us

The fee is payable when you instruct us, through this website. Payments are processed by Stripe on its own secure page - we never see or store your card details. Your right to cancel, and what happens if you do, is set out in our terms of business.
